We close in three weeks. Our must‑finish‑before‑move‑in spaces are the living room (open to kitchen) and the nursery (for our 1‑year‑old). Everything else can wait.
We saved up about $12k for these two rooms. But after getting quotes and adding up furniture + paint + a few upgrades, we're realizing $12k disappears fast. I need help trimming $2k–$3k without ending up with a room that looks half‑done or feels stressful to live in.
Here's the current plan. Please tell me where you'd cut – and what you'd absolutely keep.
The dream (what we want)
Living room (open concept, about 350 sq. ft. of actual living space, plus dining nook)
Warm, durable paint (one color, no accent wall) – quote $900
Replace the one overhead boob light with two track heads (dimmable) – $400 (lights + electrician)
One decent sectional (washable fabric, because toddler) – budget $3,500
8×10 wool‑look rug (stain resistant, low pile) – $800
Two small side tables + one coffee table (solid wood, not particle board) – $700 total
Big piece of art or large mirror above sofa – $300
Cordless cellular shades on two windows (blackout optional, but we like filtered light) – $600
Living room subtotal: $7,200
Nursery (12×12, currently empty)
Paint (one color, plus a small arch or simple shape on one wall) – quote $600 (includes the shape)
Replace ceiling fan with a quiet, dimmable flush‑mount light + fan combo – $350 (DIY install)
Crib (converts to toddler bed) – $400
Dresser + changing topper – $500
Glider (washable cover) – $500
Blackout roller shades (one window) – $200
Small bookshelf ($150) + soft rug ($250) – $400
Nursery subtotal: $2,950
Misc / contingency (outlet upgrades, childproofing, paint supplies, moving help) – $1,850
Total: $12,000

Where I'm stuck
That total is exactly our number. But we haven't bought a single lamp, crib mattress, closet organizer, outlet cover, or shelf bracket. No storage bins. No extra crib sheets. No small garbage can for the nursery. No rug pad. No tools for mounting the TV later. All those little things add up fast – easily another $500–800.
So I need to cut about $2,000–2,500 from the above plan to have breathing room for the incidentals.
What I'm considering cutting – but each has a downside
Option A: Skip the nursery accent wall / shape (–$300)
Just one solid color. But the room is small and plain – will it feel too boring? I want it to feel special for her, but maybe she won't care for two years.
Option B: Cheaper rug in living room (–$400)
Go from $800 to $400 (synthetic, less durable). But we've seen cheap rugs pill and look awful after a few months of crawling and toy cars. False economy?
Option C: No new light fixtures anywhere (–$750 total)
Keep the boob light in living room and the existing fan in nursery. But the fan is loud (wakes her up) and the living room light is depressingly dim. This feels like a daily annoyance.
Option D: Cheaper sectional (–$1,000)
Try a $2,500 sectional instead of $3,500. But we already skimped – the $3,500 one is from IKEA (Kivik or similar). Going lower means particle board frames and fabric that stains. With a toddler, that feels risky.
Option E: Postpone the big art / mirror (–$300)
Empty wall above sofa for 6 months. Very easy to cut, but will the room feel unfinished? Maybe a $50 temporary tapestry?
Option F: DIY the painting (–$900)
We paint the living room ourselves. But we have a 1‑year‑old, two full‑time jobs, and zero painting experience. The thought of doing a 15‑ft ceiling wall with nap time interruptions makes me want to cry. But $900 is $900.
What I'm not willing to cut (yet)
Cordless cellular shades – safety (no dangling cords) and light control for naps.
Washable glider – we live in that chair for the first year.
Solid wood dresser – I want it to survive potty training and last through elementary school.
Contingency fund – I've read too many "we ran out of money for outlet covers" stories.
The actual question for you
If this were your $12k and your two rooms (with a 1‑year‑old), where would you trim to get down to $10k–10.5k?
And bonus: what's one thing I didn't list that I should add back if I find savings elsewhere?
